Interior drywall, ceilings & paint
Cabinetry & countertops
Interior trim & carpentry
Plumbing supply & drain systems
Electrical systems & fixtures
Heating & cooling (HVAC)
Caulking & weatherstripping
What's Not Covered
This Limited Warranty shall not extend to, include, or be applicable to the following:
Normal wear, shrinkage & settling within industry tolerances
Damage from owner misuse, neglect, or failure to maintain
Alterations, additions, or modifications made after closing
Damage from severe weather, flooding, or other acts of nature
Appliances & products covered by separate manufacturer warranties
Landscaping, sod, plantings & grading changes
Consequential, incidental, or secondary damages
Conditions arising after the home is leased, vacated, or sold
Work not performed by Southaven Homes or its trades

All warranty requests must be submitted in writing. When you reach out, let us know which category applies — for example: Warranty Repair, Maintenance Request, Home Inspection Follow-up, HVAC Service, Plumbing, Electrical, or Exterior/Landscaping — and we'll take it from there.
