How much does a new Southaven home cost?
Southaven's homes for sale and coming soon are listed from $429,900 to $749,900 right now, depending on the floor plan and the lot. One-story plans like the Adrian and the Sycamore sit at the lower end; the two-story Laura on several acres sits at the top. Every current price is on Available Homes.
What comes in a Southaven home?
Finishes are chosen home by home, so we don't publish one standard list. Each home's virtual tour names its materials room by room, from the floors and counters to the cabinets, fixtures and siding: 1029 Ridgecrest Dr, Lot 5, 1023 Ridgecrest Dr, Lot 2, 1027 Ridgecrest Dr, Lot 4, 1124 Ridgecrest Dr and 1128 Ridgecrest Dr. Every home is built to the current Tennessee energy code and comes with our one-year limited builder warranty.
Do Southaven homes have an HOA?
Our homes at Greystone Golf Club in Dickson are part of a homeowners association; ask us for the current dues and rules. Our other homes, including Columbia Road in Dickson, Charlotte, Burns, Goodlettsville and Southside, have no HOA.
What are property taxes on a new home in Dickson County?
Tennessee taxes a home on 25% of its appraised value, at a rate per $100 of that assessed value. At the 2025 rates, the latest the state has published, Dickson County's rate is $1.69 and towns add their own: Dickson $0.71 (total $2.40), White Bluff $0.60 ($2.29), Burns $0.3333 ($2.0233) and Charlotte $0.1207 ($1.8107). On a home appraised at $525,000, that comes to about $2,218 a year outside town limits and about $3,150 inside Dickson's city limits. Our homes on Ridgecrest Drive at Greystone are inside the city limits and pay the $2.40 rate; our Columbia Road homes are outside the city limits and pay the county's $1.69. For any other home, whether it's inside a town's limits depends on its parcel: ask us, or look it up on the state's property assessment site. Rates are from the Tennessee Comptroller's 2025 tax rate table. Our Goodlettsville and Southside homes are taxed by their own counties.
Which schools serve your homes?
Our Dickson County homes are served by Dickson County Schools, whose two high schools are Creek Wood High School and Dickson County High School. Zones go by address, so check a specific home with the district's school zone search or call its Transportation Department at (615) 740-5970. Our Goodlettsville and Southside homes are in other districts; ask us about a specific home.
How long does it take to close on a finished home?
A financed purchase of a finished home usually takes 30 to 45 days from signed contract to closing, because the appraisal, underwriting and title work happen one after another. Our post on a realistic closing timeline walks through each step.
Can I buy a home that's still under construction?
Yes. Our coming-soon homes can be reserved before they're finished, and some sell before they reach the open market. Reach out about the one you like and we'll share plans, pricing and timing.
Do you offer incentives or help with closing costs?
We don't run standing incentives. Ask us about a specific home and we'll tell you what's possible on it.
How do I buy a Southaven home?
Our homes are listed on the MLS, and purchases go through a real estate agent using the standard Tennessee purchase and sale agreement. Any licensed agent can show you a Southaven home and write your offer. You're welcome to call or text us at (615) 574-3954 with questions about a home at any point.
How do I tour a home?
Call or text us at (615) 574-3954, or send a note through the contact form, and we'll reach out within one business day to set up a showing that fits your schedule.
Do you buy land?
Yes. We buy lots and acreage across Middle Tennessee directly, with no listing and no fees. Tell us about your property on our Sell Your Land page and we'll make you a fair, straightforward offer.
Can I have the home inspected?
Yes. Plenty of buyers hire a licensed home inspector for a new home, and we welcome it. Our post on what to check on a walk-through covers what to look at.
What warranty comes with a new Southaven home?
Every home comes with our one-year limited builder warranty covering materials and workmanship. The warranty page explains what it covers and how to request service.
Can Southaven build on my land?
No. We build our own floor plans on home sites we own and sell the finished homes. If you have land to sell, we buy lots and acreage: see Sell Your Land.
Where does Southaven Homes build?
In Dickson County: Dickson (including Greystone Golf Club), Charlotte, White Bluff and Burns, plus select homes in Goodlettsville and Southside. See the Dickson County overview.
